Two rooftop HVAC units had condensate drainage misrouted onto the TPO membrane, causing deterioration over 800 square feet. Combined with undersized electrical panels for the intended tenant mix, the inspection findings became the basis for a meaningful price renegotiation by the buyer.

Electrical Service Inadequate for Medical Office Conversion
